Recently, we received a house that was deeded to us as Transfer on Death gift. This woman lived in her home until her death. She retained ownership and could sell her home if she needed the funds or she could change her TOD deed at any time.  By gifting her home to our community through the Transfer on Death Deed her estate avoided going through probate court. This saves her estate from various costs of probate court. We were easily able to sell the home and invest the funds in our ministries and our community needs.

A Transfer on Death Deed needs to be signed, dated, notarized, and filed with the County Register of Deeds.
